Every acquisition begins with a rigorous, independent underwriting process. We stress-test assumptions across multiple scenarios, apply conservative leverage parameters, and require a meaningful margin of safety before committing capital. We do not underwrite to the optimistic case.
Operational Value Creation
We are active asset managers, not passive holders. Value creation in our portfolio is driven by operational improvements — lease restructuring, capital investment, tenant relationship management, and expense optimization — rather than financial engineering or market timing.

We approach dispositions with the same rigor we apply to acquisitions. Exit decisions are driven by fundamental analysis of value realization, market conditions, and portfolio objectives — not by arbitrary timelines or external pressure. We sell when it is right to sell.

We maintain a disciplined approach to capital structure at the asset level. Leverage is employed judiciously — as a tool to enhance returns, not as a substitute for fundamental value. We are attentive to refinancing risk, interest rate exposure, and covenant structures across all positions.
